Lots of private equity and a gambling market environment has created 3x-6x hidden leverage on the housing market in the US. Which has inherently reduced the supply of single family homes as more and more were being converted into rentals. Here's the cycle: 🏠 Buy a house → Rent it out → Pull equity or refinance → Use that money as down payments on more houses → Repeat. As long as prices kept rising and tenants covered the payments, investors could continue expanding their portfolios. That additional investor demand pushed comparable sale prices higher, making it look like buyers were willing to pay ever-increasing prices. Ultra-low interest rates after 2020 made this strategy even more powerful. My concern is what happens in reverse. If home prices fall: • Appraisals decline • Equity becomes harder to access • Refinancing dries up • Highly leveraged investors may be forced to sell • Distressed sales lower comparable values even further That feedback loop could amplify a downturn in investor-owned housing. I'm not saying this is the only reason housing became so expensive. Low inventory, zoning restrictions, construction costs, and demographics all played a role.
