Bank of America analyst Rafe Jadrosich lowered NVR's rating from Buy to Underperform on Friday. Jadrosich reduced the price forecast from $6,725 to $5,900. Bank of America warned that softer homebuyer demand, increasing construction costs and margin pressure could hurt NVR's earnings through 2027. Jadrosich cited weak third-quarter results and slower sales across important markets.
NVR posted third-quarter earnings of $89.45 per share, about 12% below Bank of America's $101.53 forecast. New home orders decreased 7% from a year earlier to 4,391, falling 14% short of Bank of America's estimate. New orders carried an average selling price that was 4% lower. Homebuilding revenue decreased 8% to $2.35 billion. Home deliveries declined 7%.
Jadrosich identified weaker demand across NVR's main Mid-Atlantic markets, where NVR has traditionally held a competitive advantage. Bank of America's September housing market rankings placed Philadelphia 10 positions lower and Richmond 13 positions lower. Baltimore and Virginia Beach also exhibited weakness. Mid-Atlantic orders fell 4%. Orders per community decreased 19% from a year earlier. Jadrosich said the slowdown was especially concerning because NVR had previously achieved stronger sales momentum than many rivals.
Bank of America expects further margin pressure as NVR lowers home prices to attract buyers while land, labor and construction expenses increase. NVR's third-quarter adjusted homebuilding gross margin narrowed 246 basis points from a year earlier to 19.3%. NVR's homebuilding operating margin decreased 322 basis points to 13%. Jadrosich warned that slower sales could require NVR to price homes more competitively to preserve NVR's delivery schedule. NVR uses options to buy developed lots, which could pressure NVR to maintain sales volumes when land purchase commitments become due. Higher lumber and transportation expenses, together with continuing shortages of finished lots, could further reduce profitability. NVR's vertical integration could expose NVR to construction material cost increases sooner than some competitors. Labor shortages have created an additional difficulty. NVR's backlog conversion rate fell from 56% a year earlier to about 48%.
Bank of America reduced NVR's 2026 earnings estimate by 5% to $345.39 per share. Bank of America reduced NVR's 2027 earnings estimate by 10% to $357.42 per share. Jadrosich expects share repurchases to slow because weaker earnings and shrinking cash reserves constrain NVR's capacity for aggressive buybacks. NVR bought back approximately $2.1 billion of shares in 2024, exceeding free cash flow that year. NVR bought back $1.8 billion of shares in 2025, again exceeding free cash flow. Bank of America projects $1.4 billion of repurchases in 2026. Bank of America projects annual repurchases of $1.1 billion in 2027 and 2028. Jadrosich warned that stock-based compensation costs could rise in 2027 if NVR returns to NVR's customary four-year stock option grant cycle.
Jadrosich said weaker earnings expectations make NVR's valuation increasingly difficult to justify. Bank of America's 2026 earnings forecast has fallen 25% since the year began. Bank of America's 2027 earnings forecast has fallen 33% over the same period. However, NVR shares have declined only 16% during that period. NVR trades at about 17 times expected 2027 earnings, exceeding NVR's historical average. Bank of America bases the revised $5,900 price forecast on 16.5 times estimated 2027 earnings, compared with the previous multiple of 17 times. Jadrosich acknowledged NVR's strong market position and operating record but remains cautious pending clearer improvement in demand, land costs and margins.
Benzinga Pro data showed NVR shares trading 0.81% lower at $6,060.96 at publication on Friday.
