If AI computing demand continues to grow, these data centers will support cloud business expansion; however, if demand falls short of expectations, tech firms may face long-term risks of high rental payments and underutilized capacity. Oracle Cloud has the largest exposure, with undisclosed lease commitments reaching $260 billion—nearly seven times its recognized lease liabilities of $37.89 billion. These leases are primarily for data center construction and are expected to commence gradually between fiscal years 2027 and 2029, with typical lease terms of 15 to 19 years. Microsoft disclosed the largest amount of undisclosed lease commitments at $32.91 billion; Meta disclosed $27.899 billion and further signed $68 billion in data center lease agreements in July, raising the total known commitments across the five companies to approximately $1.16 trillion. Alphabet and Amazon disclosed undisclosed lease commitments of $85.2 billion and $13.721 billion, respectively. Analysts note that the $1.09 trillion figure cannot be simply regarded as corporate debt, as undisclosed leases typically involve multi-year, undiscounted payments, whereas lease liabilities on the balance sheet reflect present values.
