Airbnb is removing demanding checkout chores through a global revision of house rules intended to narrow differences between Airbnb stays and traditional hotels. The restrictions cover reservations booked on or after November 20, 2026, regardless of when guests stay. Airbnb told hosts in an October 20 note that most guests do not want unexpected chores.
Hosts can select seven standard rules covering overnight guest limits, quiet hours, events, pets, smoking, commercial photography and securing the property at checkout. Hosts can supplement those rules with reasonable requests. Airbnb says additional tasks cannot demand substantial effort or time, or involve work normally assigned to cleaners. Hosts cannot require guests to wash and store dishes, remove bed linen, begin laundry or carry garbage off-site. Hosts may still request that guests leave used dishes in sinks, collect towels and separate trash into indoor bins.
Airbnb now permits separate contracts only in limited circumstances, including legal obligations, homeowners association requirements, monthly rentals and Airbnb Luxe properties. Hosts can inspect identification in person when hosts disclose the requirement before booking, but hosts generally cannot retain copies.
Airbnb will flag prohibited requests within the listing editor. Guests may see a warning that a listing includes cleaning requests if the host does not resolve the problem. Repeated breaches can reduce a listing's ranking in search results.
Hosts objected immediately to the changes. Anthony Marsh, a co-owner of a cabin retreat in North Yorkshire, has reduced Airbnb listings from five to two. Marsh told the BBC that Airbnb had effectively allowed guests to leave properties very untidy while leaving hosts unable to respond. Lisa Clewes, a host in Wales, fears that untidier guests could require additional cleaners. Clewes said guests might ultimately bear that expense. Hosts raising prices to preserve margins would represent a typical transfer of costs to customers. Traveler Jessica Newhook offered a contrasting view, saying hotels were becoming cheaper and provided a more predictable experience.
The rule change has unsettled sentiment before Airbnb's earnings announcement. Airbnb will release fiscal third-quarter results on Thursday, November 5, after markets close. Benzinga Pro says analysts expect earnings of $2.85 per share, about 30% higher than $2.21 a year earlier. However, Airbnb has exceeded consensus expectations only once during the past four quarters.
The forthcoming results will not reflect the policy's effects. Investors might nevertheless focus on the earnings conference call. Management might offer indications of whether disagreements with hosts are reducing the supply of listings.
Airbnb Updates House Rules, Sparks Host Concerns Ahead of Earnings
BenzingaShare
Airbnb announced new house rules as part of crypto policy updates, effective for bookings on or after November 20, 2026. The changes ban tasks like dishwashing and bed linen removal, sparking host backlash. Some hosts have already removed listings. The platform will flag violations, which could lower search rankings. Hosts worry about rising cleaning costs and potential price hikes. The rule change comes ahead of Q3 earnings on November 5, 2026, though the report won’t yet reflect the policy’s impact. Crypto updates continue to shape platform dynamics.
