Gm Gm $OPEN trenchers. Acquisition numbers drop later today. Kaz said last week they were running tests, so I'm hoping we see 600+ today 🙈 But acquisitions aren't really the story anymore. Q3 imo is the pivot and getting through it is where the gains will finally come. Why? Sales volume is finally ramping. Multiple investors tracking the data are seeing the same thing, and yesterday looked like 60+ homes sold in a single day, which I believe is the highest daily print I've seen yet, → Acquisitions are proven, we've had months above 600 a week → Inventory is stocked and those homes have to come out the other side → Margins are holding inside guidance despite the seasonal low → Sales is the last leg and it's finally moving I want to see this trend continue and hopefully we see roughly 400 to 500 a week consistently. I think it keeps climbing from here on out as the acquisitions are forward revenue and should line up with sales volume over time. We have two accelerators I believe which help propel sales. → RealScout, where agents bring sellers in, earn a bonus when Opendoor buys, then stay as listing agent and earn again when it resells. Paid to bring homes in, paid again to move them out → Mortgage going live across more states, so a buyer can finance an Opendoor home through Opendoor in the same flow Kaz has also hinted at something pretty innovative on mortgages which is attaching different mortgage rates to individual homes based on the property's own characteristics, priced by their models. This is pretty cool imo :) Anyways, survive Q3, and Q4 is where it starts compounding as the business proves itself. Patience and conviction. nfa, long $OPEN 🏠
