In the U.S., there are three sellers for every two buyers, and the balance of power has shifted in home negotiations. In the U.S. housing market, the number of sellers has exceeded buyers by nearly 50% (Graph 2). This gap of 630,000 is the largest seen since 2013. While high prices and interest rates have pushed buyers into a “wait-and-see” mode, the abundance of homes for sale has further tightened the housing market. As a result, for the first time in years, buyers now hold the upper hand at the negotiation table due to a clear surplus of supply—though conditions may vary by city.
