I closed on the sale of one of my commercial properties this week. but the outcome left much to be desired. Back in 2022, I put $500K down and secured a $1M mortgage from the bank. Over the holding period, the property barely covered its debt service, and after deducting interest expenses, I was still stuck paying taxes on the remaining rental income. I ultimately sold the property for a $200,000 gain, but after accounting for capital gains taxes and overall holding costs, my true bottom-line profit was only around $100,000. Had I simply invested that same $500,000 into the stock market back in 2022, that position would likely be worth $2M to $3M today. Real estate feels like a losing game, whereas the stock market is where real wealth is built. in a bear market, you simply wait, in a bull market, you sell it really is that simple.
